Understand the site or existing building first
For a new build, investigate access, utility connections and the site assessments needed. For a renovation, establish the existing structure, services and intended use. Have qualified professionals plan work involving structural elements, electrical systems or plumbing.
Give every contractor the same brief
Describe dimensions, the intended result, material requirements, access and timing. Ask which parts need a site visit and which cannot yet be priced.
- Does the scope include protection, preparation, materials, installation, waste removal and cleaning?
- Who coordinates work that another trade must finish first?
- Which amounts are fixed, estimated or charged by time and materials?
- Are applicable taxes, travel, scaffolding and inspections included?
Find suitable trades locally
Look for businesses that carry out the specific work in your area. Ask about comparable completed projects, relevant registration or licensing and insurance. Verify credentials with the responsible local body. Reviews are useful context, but they do not establish competence or cover for your job.
Agree changes before they happen
Keep scope, milestones, payment stages and change procedures in writing. Ask for the price and schedule effect of extra work before approving it. Record work before it is concealed and agree which inspections, certificates and instructions will be provided at handover.
Use your own cost figures
Enter estimates and quotations in the worksheet below. A contingency is your planning assumption, not a guarantee that the budget will be enough. Keep unresolved items visible and assign a date for checking them. An incomplete low quote may cost more once the missing work is added.
Your project cost sheet
Enter your own amounts in GBP. Include each cost once. No rates, tax amounts or market prices are supplied. The reserve applies to all five categories. Land, purchase finance and ongoing household costs are outside this worksheet.
Your result will appear here.

Support and applications
Where to ask for help with home adaptations
Support for disability-related adaptations is different from buying ordinary furniture. England and Wales use the council route for Disabled Facilities Grants. Northern Ireland has its Housing Executive route; Scotland has separate equipment and adaptation arrangements.
Where to apply or ask
Use the relevant national link below. Ask for an assessment of the changes needed, including any kitchen access or working-height problem.
- England and Wales: find the council application route
- Scotland: equipment and adaptations
- Northern Ireland: Disabled Facilities Grants
What to prepare
- Your address and housing status, including landlord details where relevant.
- A description of the daily activities that are difficult and any existing assessment.
- Plans and itemised quotes as requested by the assessor or grants team.
- Income, savings and other information if required for the relevant means test.
When to act
Contact the responsible body before starting work. Starting before approval can prevent grant support.
The responsible body determines the documents required in your case. Send personal evidence through its official channel, not through WOHNALIO.
